With Doha emerging as an international business centre, future developments in the city are now expected to offer a combination of dense development along with good public and environmental performance. In this regard, Foster + Partners’ Al Saad Plaza Towers meets the requirements with its integrated use of offices, retail spaces, and landscape elements, which form an integrated architectural composition. Situated in the Al Sadd area, the development is composed of six interconnected office towers that frame one of the largest shaded public plazas in the city.

Instead of designing each of the six towers as an individual object, the architects have designed an architectural ensemble that makes optimum use of light and views in addition to providing pleasant outdoor space between the buildings. On the ground floor, retail and café spaces animate the street and link the development with the neighborhood.

The most distinctive aspect of the design is its extensive central plaza, which is intended to be a year-round public space, even though Doha has a tough climate. Tree planting, landscaping, and water bodies are used for creating comfortable zones for sitting and gathering, while landscaped walkways serve to connect the towers to the streets. Thus, the plaza becomes the social core of the complex, making people stay longer in it.

The environmental sustainability of the building is achieved by the means of its architecture. The towers have energy-efficient facades and the proper external shading, which helps not only to prevent overheating due to the excessive amount of sunlight but also to admit natural daylighting into the office spaces.

Internally, the office buildings offer flexible floor plates, which allow for different configurations of workplaces and organizational requirements in the future. Contemporary open-plan office spaces with views out to the landscaped plaza make for productive spaces without sacrificing the visual connection to the plaza at ground level.

In addition to office spaces, the program also includes retail outlets and restaurants, which makes for an active urban setting around the clock. The combination of commercial, workplace, and civic programs underscores the significance of the development not just as a business centre but also as an essential civic place within Al Sadd.

Sustainability is the foundation of the whole master plan by means of climate-responsive design, energy-efficient building systems, and creating quality outdoor spaces that increase liveability. The integration of shaded public spaces together with energy-efficient architecture and landscape shows the contribution of such high-density commercial projects to both good environmental performance and public life.

The Al Saad Plaza Towers is a perfect example of Foster + Partners’ contemporary mixed use district vision where the elements of architecture, landscape and public spaces are inextricably linked. With its interlinked towers, public plaza, flexible working spaces, and environmental responsiveness, this project creates a landmark district that enhances the urban fabric of Doha and sets an example for the city’s development in the future.
